Condos! Condos! Condos!
They are exploding everywhere.
And there’s no sign of this development boom slowing down. New construction is literally everywhere across Toronto. There’s also been a recent explosion of new developments in the east end of Toronto. New condos and condo town homes are currently under construction along Queen, Dundas and Gerrard St.
Why can’t I find any info on a pre-construction condo building?
Finding info on new developments can be beyond challenging. However, as a Realtor, I often receive access to new developments that are not available to the public. I also network with sales centres and Realtors who share information about available units.
Why would I use a Realtor to buy pre-construction?
A few important reasons. As a Realtor I can:
- Guide you through the builder contract
- Ask the builder representatives important questions you might not think to ask
- Provide guidance on builder caps
- Help you negotiate your agreement
- And…it costs you nothing – that’s right, it doesn’t cost you a cent
It’s important to understand that a builder’s sales team works for the builder -not you. As a Realtor, I work for you and it is my job to look after your best interests. That being said, if you have already initiated contact with a building of interest, I can’t represent you in negotiating your builder contract. It’s always wise to contact a Realtor (like me!) before you call, email or visit a sales centre.
Help! The development I fell in love with is sold out!
Have you considered an assignment? An assignment is essentially a contract to purchase a pre-construction unit. In most scenarios, the building is in the process of being constructed, but not complete. The original purchaser can (with builder approval) sell the contract to another interested party. You might still be able to scoop up a unit in your favourite building.
